Area 43 · Lilongwe

Frequently asked questions

The things people actually ask before booking a long stay in Lilongwe. If yours is not here, message us and we will answer it and add it.

Location

Where exactly are you in Lilongwe?
Area 43, on a quiet residential street. It is roughly fifteen minutes by car to Capital Hill, City Centre, the banks and the main restaurant strip, and about forty minutes to Kamuzu International Airport. Close enough to be convenient, far enough to be quiet.

The rooms

Does every room have its own bathroom and air conditioning?
Yes to both, in every one of the ten rooms. There are no shared bathrooms anywhere on the property, and air conditioning is standard rather than an upgrade.
What is the difference between the four room types?
Balcony Suites are our largest rooms and the only ones with a private balcony — there are four, two in each building. Executive Rooms are large, entirely self-contained rooms in the Garden Wing. Townhouse Kings are standard-sized king rooms inside the townhouses. Townhouse Doubles are slightly more compact and have a double bed instead of a king. Air conditioning, a full ensuite, a desk, a television and breakfast come with all of them.
Which rooms have a kitchen?
Every room inside the two townhouses — the Townhouse Kings, the Townhouse Doubles and the two townhouse Balcony Suites — comes with full use of that house's kitchen, lounge and dining area. The Garden Wing rooms are entirely self-contained and have no kitchen. If you want to cook for yourself, ask for a townhouse room.
Which rooms have a balcony?
The four Balcony Suites, and only those. Two are in the Garden Wing and two are on the first floor of the townhouses. They are also our largest rooms, which is why they sit at the top of the rate card.
Do any rooms have a double bed rather than a king?
The two Townhouse Doubles have a double bed, in a slightly more compact room. Every other room has a king. The Doubles are our lowest rate and still include full kitchen and lounge access.
Is breakfast included?
Yes — breakfast is complimentary for every guest, in every room, on every length of stay. There is no separate charge and no difference between a one-night booking and a six-month one.

Booking

Are your rates per room or per person?
Both numbers are published, so there is nothing to discover at checkout. The single rate is what one guest pays for the whole room. If a second person shares, add $15 a night — and that supplement is discounted on the same ladder as the room, so it falls on a weekly stay and falls again on a monthly one. Travelling alone always costs less than travelling as two.
What does the townhouse rate cover?
The whole three-bedroom townhouse rate covers up to three guests. A fourth, fifth or sixth person is $15 a night each, discounted the same way on longer stays. Nobody outside your party uses the house.
Can I book a whole townhouse rather than a room?
Yes. A whole three-bedroom townhouse is $3,600 a month, or $3,300 a month on ninety nights or more, under one contract with one invoice. We have two. For a team of three or a family it works out close to thirty percent cheaper than booking the same three rooms separately.
How do I actually book?
Send an enquiry through this site or message us on WhatsApp with your dates and headcount. We reply the same working day with availability and a firm quote, and hold rooms for 72 hours at no charge while you decide.
What is your cancellation policy?
Nightly and weekly bookings can be cancelled free of charge up to 48 hours before arrival. Monthly and whole-townhouse bookings are set out in the written agreement, and we are flexible where an assignment is cut short for reasons outside your control.
Do you take card payments?
Yes we do. We also settle by bank transfer, in United States Dollars or Malawi Kwacha, which is what corporate and NGO finance teams generally prefer. Ask us if you need a card option for a particular booking.

Practicalities

What happens when the power goes out?
A standby generator covers the property and a solar installation supports hot water and reduces load. We also hold water on site. Guests generally work straight through municipal interruptions without noticing them.
Is there reliable internet for video calls?
Yes. High-speed WiFi throughout, with the router on battery backup so connectivity survives short outages. Every room has a desk and chair, so colleagues sharing a townhouse can take calls at the same time.
Do you arrange airport transfers?
Yes, $50 each way to or from Kamuzu International Airport. Send us your flight number and we will meet you in arrivals. Book it with your room and it appears on the same invoice.
Are children welcome?
Yes. A whole townhouse suits families well — separate bedrooms, a kitchen, a lounge and a garden. Tell us the ages and we will set it up accordingly.

Organisations

Can you invoice my organisation in US Dollars?
Yes. Divine Heights is a registered Malawi company holding a foreign-currency account, so we can invoice and be paid in United States Dollars or Malawi Kwacha, by card or bank transfer, against a purchase order or requisition number where your finance team requires one.
Do you offer corporate rates or long-term agreements?
Yes. Our Long-Term Agreement gives twenty percent off nightly rates and ten percent off monthly rates for twelve months, with no minimum volume and no cost if unused. We are glad to work to your organisation's own contract template.
Will you host a security assessment before we place staff?
We invite it. We will make the property available to your security function, provide documentation on request, and implement reasonable recommendations arising.
Can you take several rooms for a team at once?
Yes, and it is common. We can hold a block of rooms across both buildings, or a whole townhouse plus Garden Wing rooms for a larger team. Tell us the headcount and the dates and we will come back with a block quote on one invoice.

Safety

What security is in place?
The property is walled and gated with controlled vehicle access, 24/7 manned guarding, external security lighting, visitor logging at entry and secure off-street parking inside the grounds. Rooms have secure locks and ground-floor windows are protected.
